Building in a Regency town

Cheltenham is often called Britain’s most complete Regency town. We build with that in mind.

Stucco fronts, tall sash windows, cornicing and original joinery are a large part of what makes a Cheltenham home special. Our job is to keep them while making the house work for modern life: a kitchen that opens onto the garden, bathrooms that suit the family, and heating and electrics built to last. Where a house is listed or in a conservation area, we plan the design and the approvals together from day one.

Home extensions in Cheltenham

Rear, side and wraparound extensions, from a garden-level kitchen on a Regency townhouse to a two-storey addition in Charlton Kings. We design to the council’s extension guidance from the start, so neighbours’ light and the look of the street are dealt with before you apply.

Bespoke new homes in Cheltenham

Individually designed houses on infill and garden plots, and replacement homes where an older house has had its day. We can work as your new build contractor on an architect’s design, or design the house with you. Edge-of-town plots are often in the green belt or the Cotswolds National Landscape, so we look at planning first.

Where we work

Every part of Cheltenham has its own character.

  • Montpellier and Lansdown

Regency terraces and villas, many of them listed and inside the Central Conservation Area. Work here starts with a careful survey of what’s original and, usually, listed building consent.

  • Pittville

Grand villas and terraces around Pittville Park, also within the Central Conservation Area. Well suited to full refurbishments and to reworking lower floors into kitchen and family space.

  • The Park and Leckhampton

Victorian and Edwardian villas with longer gardens, where a rear or side extension can add space without crowding the house.

  • Charlton Kings and Battledown

Family homes below the Cotswold escarpment. On the Battledown estate, the estate trustees must approve building work as well as the council.

  • Prestbury

One of the borough’s seven conservation areas, with older cottages and village houses where scale and materials matter.

  • Up Hatherley, Warden Hill and Benhall

Later twentieth-century family homes, where a kitchen extension, an open-plan rework or a full refurbishment makes the biggest difference.

Planning in Cheltenham

The rules that shape a Cheltenham project.

Cheltenham Borough Council handles planning across the town, including Charlton Kings, Leckhampton, Prestbury, Up Hatherley and Swindon Village. We manage the applications for you as part of our design service.

Our design service →
  • Conservation areas. The Central Conservation Area covers much of the town and is divided into character areas such as Montpellier, Lansdown and Pittville. The others are Bafford, Cudnall Street, Prestbury, St Mary’s, Swindon Village and The Poets.
  • Listed buildings. The borough has around 2,600. Listed building consent covers changes inside as well as out, from walls and joinery to fireplaces.
  • Extension guidance. The council’s Residential Alterations and Extensions guidance sets design rules, including a 45-degree test to protect light to neighbours’ windows.
  • Battledown. Homes on the Battledown estate need the trustees’ approval under the estate covenant, in addition to planning permission.
  • Green belt and the Cotswolds. Green belt and the Cotswolds National Landscape cover land around the edge of the town, where new building is more tightly controlled.

A Cheltenham client

“Precision came in to do a full rip-out and refurbishment of my house… removing everything downstairs and installing new UF heating, a new WC, a new kitchen, all electrics and plumbing works, and an unusual and demanding amount of custom joinery. The teams were a pleasure to work with.”

FAQs

Building in Cheltenham

Do you work on listed Regency houses?

Yes. We plan the design and the listed building consent together and survey what’s original before anything is removed, so period details can be kept or matched. The council usually aims to decide consent applications within eight weeks, so we build that into the programme.

Do I need planning permission for an extension in Cheltenham?

Not always. Many single-storey rear extensions are permitted development. In a conservation area the rules are tighter, and side or two-storey extensions need planning permission. Any change to a listed house needs listed building consent. We check your house at the first visit and handle whatever applications it needs.

I live on the Battledown estate. What’s different?

Building work on the estate needs the trustees’ approval as well as planning permission. We prepare the drawings for both, so the two approvals run side by side.

Can you fit underfloor heating and new services in an older house?

Yes. Our Cheltenham refurbishments have included underfloor heating, rewiring and new plumbing. We route new services to protect floors, cornicing and joinery, and Precision Green Energy can advise on heat pumps and solar where the house allows.

Which parts of Cheltenham do you cover?

All of it, including Montpellier, Lansdown, Pittville, The Park, Leckhampton, Charlton Kings, Prestbury, Up Hatherley, Warden Hill, Benhall and Swindon Village, plus nearby villages such as Bishop’s Cleeve, Shurdington and Winchcombe.

Do you build bespoke homes in Cheltenham?

Yes. We build one-off homes on plots across Cheltenham and Gloucestershire, from groundworks to the final fittings, either to our design or to your architect’s. See our new builds, or our Gloucester page for Montazah.
